Buyers, the menu’s getting hotter by the week.
Sellers, it’s time to season your pricing just right.
September Market Overview
September showed the market isn’t cooling, it’s correcting. Buyers are decisive but disciplined, and sellers who adapt early are finding that realism wins over hoping and waiting.
Buncombe’s market is still balanced, holding steady with around 6.2–6.4 months of inventory (RPR & Ruiz). Homes are going under contract in a median of 33 days (Ruiz) and taking about 115 days from list to close on average (Canopy/RPR).
Sellers are reducing their price by about 4% before accepting an offer, and buyers are paying around 96% of the final asking price. Overall, homes are selling for roughly 91–92% of the original list price, showing that accurate pricing upfront remains key in this transitioning market.

Pricing right from the start is crucial. Homes that are priced right and move-in-ready are still going under contract in about a month, while those that overshoot the market are sitting longer and seeing sometimes multiple price reductions. Strategy, pricing, and presentation are everything. Expect about 3.5–4 months from listing to closing.
Buyers
Inventory continues to improve, offering more choices and breathing room for negotiations. Well-priced homes, especially under $500K, are still moving quickly, so getting pre-approved and ready to act fast is key. Once under contract, plan for about 6 weeks to close.
